What Is Square Footage On A House?

     

    One of the most important factors considered in both buying and selling a home is the square footage. This number essentailly determines a home’s market value, and therefore the listing price. In fact, you will often read real estate information that referenecs the price per square foot for properties. Yet, each year homeowners discover that the square footage for their home is not what they orignally thought. Why?  Well, although the standards for determining square footage are set by the American National Standards Institute (ANSI), following the guidleines is voluntary. So, what does square footage look like in the Nashville real estate market? 

    What’s Included In a Home’s Square Footage?

    • Stairways and closet areas are included
    • Finished attic square footage is included if an area has at least 7 minumum feet of clearance
    • Covered, enclosed porches are included IF they are heated with same system as the rest of the house

    What’s Not Included In a Home’s Square Footage? 

    • Unfinished areas like attics/basements 
    • Guest houses, guest suites, or any other detached structure
    • Exterior porches or attached decks
    • Garages
