Get a plan…and a real estate agent
First things first – do you have a plan? Do you know where you plan to move or what you plan to do when your home sells? We don’t ask to overwhelm you but houses are moving quickly these days and sellers need to be ready. And, yes you NEED a real estate agent. An experienced agent will help you tremendously as you navigate this process. They will provide guidance on what to fix or what to leave as-is, how to price your home and how to keep the whole experience moving smoothly.
Clean, clean, and then clean again
We say it every time but it will always remain true: the best thing you can ever do to sell your home is to clean it top to bottom and make sure everything sparkles. Even homes without the latest appliances and fixtures will show far better when thoroughly cleaned.
Replace the easy/necessary things
If you don’t have a working hot water heater, that’s a fast and relatively easy fix. No time to repaint the whole house? No problem! But do take time to repair holes in walls, clean carpets, and be sure most major appliances are at least in working order. Other inexpensive and fast fixes are to change out lighting fixtures and update rugs, drapes to modernize the feel of a home.
Add light and life
Be sure each room is well lit. Draw open the curtains and bring out extra lamps to keep light filling each room as much as possible. Go ahead and buy a few potted plants or even just vases with fresh flowers to sprinkle throughout the home as well. These tiny touches go a long way for enhancing the overall appeal of a house to visitors.
Take time to stage
Remove the personal collections and photos and rearrange furniture to showcase the houses’s best features. While the furniture arrangement may feel awkward for living purposes, keep in mind that you are doing this to move out!
