The Greater Nashville Association of REALTORS recently released the second quarter Nashville home sales numbers – and the real estate market remains strong! That’s not too shocking considering the number of people moving to Nashville each day.
Here are some notable April numbers from the GNAR report:
- The average number of days on the market for a single-family home was 58 days.
- The median price for a single-family home was $250,000.
- The median price for a condominium was $193,473.
Not only were there more home closings, the prices rose as well. All this despite a lower inventory than last year. As GNAR President Denise Creswell states:
“Inventory is the biggest challenge to our market. Low inventory contributes to the fast clip of homes entering and leaving the market, as well as housing affordability.” Decreased inventory levels combined with high buyer demand equals a seller’s market. Until there are more available properties on the market, median prices will continue to rise.”
