Nailing Your Home Listing Debut

When there is low inventory in a hot real estate market such as Nashville’s right now, there are a lot of people keeping a close eye on the multiple listing service (MLS). That’s why a new home listing will typically generate a flurry of activity within its first few weeks. In fact, it’s likely that home sellers will receive their highest offer during that time as well. That’s why it’s important to get your MLS listing right.

Here are some tips for nailing your home listing debut:

Prepare your home

Having your home ready to list is obviously the first step. That means it’s time to tackle any repairs, upgrades or remodeling prior to hitting the market. After that, clearing clutter and deep cleaning need to be done. Go ahead and hire a service if needed to get your home sparkling from floor to ceiling.

Get great photos

Once your home listing hits the MLS it will be viewed by several sets of eyes online. Even if your home shows like a model home in person, be sure that your listing photos look great too. If home buyers are researching online first and don’t like the photos, they may never see the home in person. Notice in the above photo the difference even lighting has on a room!

Price it Right

Establishing the right sale price is extremely important in your home listing debut. Price it too high and you run the risk of turning away potential buyers. Some home sellers are even opting to list their home just under comparable ones in order to create a “frenzy” of initial activity and possibly a bidding war.  This may not be the best strategy however, as setting a realistic asking price would likely yield the same end result: a home sold for a price that makes both the buyer and seller happy.

The first weeks and sometimes even days of a home listing debut can be the most active for home sellers. Getting it right is important as it can save time and stress.
