    We’re sure you’ve heard that it takes approximately 30 seconds for a first impression of someone. Did you know it works similarly in real estate? Potential home buyers will have made up their minds about a home within the first few moments of laying eyes on it. That’s why experienced REALTORs are invaluable for coaching home sellers on curb appeal, staging, and other tips for selling a home fast. Here are a few tips for home buyers about first impressions too.

    If you are currently house hunting, chances are you are starting with online searches. After all, most home buyers don’t want to waste time driving around and viewing homes that aren’t appealing online. We understand, but encourage you to reconsider this strategy under certain circumstances. For example, if you are looking within a certain zip code or neighborhood and the home that’s for sale doesn’t look great online, check it out in person anyway. Perhaps it’s in an incredible location and provides a fixer upper opportunity. We’ve all viewed a home online that didn’t quite meet our expectations in person so the same could happen in reverse!

    Don’t get attached
    Too often home buyers will fall in love at first sight with a home and immediately picture themselves living in it. Having an emotional attachment to a house that quickly can lead to unnecessary disappointment if the home already has multiple offers or an inspection reveals deal breaking issues.

    Seeing the home more than once is important for a few reasons. Your first impression may have you believing the home is absolutely perfect, but after you leave you suddenly start wondering about the logistics of living there. How many closets were there really? How does the layout of the home fit your lifestyle? A good first impression can cause home buyers to skip over important details. Similarly, if a home is decorated in a style home buyers find offensive it may take a second look for them to see past that! We know many home buyer who initially ruled out a  home based on paint colors, only to later realize it was absolutely perfect for them.

    Listen to your REALTOR
    Because first impressions of a home are so strong, listen to your REALTOR as they voice comments about the property. Your REALTOR will be working on your behalf with your best interests at heart. They will have a firm grasp on the property, its price and whether or not it ultimately could meet your needs.
