Advice On New Construction Homes

Drive around Nashville or its surrounding areas for any length of time and you will find ALOT of new construction happening. Thanks to increased demand for housing, new pocket neighborhoods are popping up all over the city. These new construction homes come in a variety of styles, prices, and locations. If you’re considering one, here’s some advice first:

  • Research the builder – If you work with an experienced REALTOR, this is easier because he or she will know of the builder’s reputation. Otherwise, be sure to check out the builder’s past work and reviews from anyone who may have worked with that company.
  • Research the area – Double check the new neighborhood to be sure it’s close enough to everything you need. Often, new construction takes place in parts of a city that are growing, but not fully developed. Check to see what’s planned to be there over the coming years to be sure it’s what you want around you too.
  • Factor in cost/upgrades – So, you visited the model home and fell in love, right? Better double check which features are upgrades and how much they cost before jumping right in. The costs can increase significantly and may mean an existing home is a better fit financially.
  • Don’t forget the inspection and walk through – Just because everything is brand new doesn’t mean you should skip that final walk-through or home inspection. It’s much more times consuming and difficult to have the builder fix or finish things once you’ve moved into the home.

Nashville is full of new construction homes. Some of them are in established neighborhoods, where older homes are torn down and new homes put on that same lot. Other new construction homes are in entirely new community neighborhoods, complete with schools and retail within walking distance.
